How Andrea Started Her Business

Andrea says her STR journey started with an abandoned building that she stumbled upon, made a deal with the owner, renovated, and turned into a beautiful, amazing income-generating property. Then Andrea sold it and has been managing it ever since.

“It’s my flagship listing, and I’m so proud of it and of the owners. We’ve come a long way. That’s pretty much how Stays Optimized started: I decided to sell it and get into property management full-time, because I love hosting and didn’t want that to be the end. So I took on more listings and honed my management skills.”

About PropertyIQ

Andrea came up with the idea for PropertyIQ while doing manual data collection and analysis to onboard more properties. She had a client who asked her to meet with him and a realtor to evaluate the potential of a property he wanted to flip. But the night before Andrea was supposed to meet with them, her computer crashed, and she was unable to save the hard drive.

“Then I came across the idea of using the MCP connection with Hospitable to run an analysis of the property,” Andrea says. “It was 10 times better than what I’d previously come up with, which had taken me weeks to put together. That was the birth of PropertyIQ. It has fleshed out a lot since then. It’s so much more robust now, because I’ve had time to zone in on it and work it out, so that it really is the most comprehensive analysis out there.”

Andrea notes that she can now use the PropertyIQ report not only as a property manager but also with her investors looking for new acquisitions and with her realtors advising clients on STR potential. Yet she emphasizes that for existing hosts and property managers, PropertyIQ “really shines” because it provides a list of optimization strategies and collects data on all verified comps.

About Using Hospitable MCP

Andrea explains that she decided to build PropertyIQ using Hospitable MCP and some of the API capabilities because she was impressed with Hospitable from the beginning.

“It was a little rough for me because I hadn’t used a PMS before, but it looks so intuitive, so much like Airbnb, which is where I can really navigate and thrive and move across multiple platforms and channels. I loved it. I already had my listings in there with the MCP connection, so I’m able to collect the data and verify it much more easily. And the comparables aren’t an estimate. These are in my market. These are real data, not something made up.”

Andrea notes that although she was a beginner with property management software, building on top of Hospitable data was easy.

“I don’t come from a technical background. I come from hospitality. So I was nervous, but once I had Claude integrated into my workspace, I could say, "Hey, Claude, how do I do this?" Because this could be really amazing. And it was, of course, very supportive and walked me through every step. It was a snap to make the connections available.”

Andrea points out that using MCP to build automations that solve your specific challenges makes your business run much more smoothly. 

“I never thought I would be in favor of AI and the MCP connections, but it really is like having a team of people that you can send out on a goal, on a mission, and they come back within minutes, sometimes seconds, with information.”

Common Mistakes Hosts Make

Andrea says that, based on data she got from PropertyIQ, any property can be optimized, since there’s always room to improve, and even great properties are underperforming. “There are still gaps, and the tool picks up on them and gives you a whole strategy for how to fix them.” She thinks that if more hosts and property managers had access to this information, it would completely change how they make decisions and shape their strategies moving forward.

Andrea notes that a common mistake hosts make is sticking to a strategy that works for them once they find it. She wishes that they would open their minds to the fact that sometimes they need to pivot from their strategies.

“There are hosts who take a narrow approach, saying, I’m gonna do this, and I’m gonna do that. And when something’s not working, they’re guessing at which toggles and levers to push, hoping it’ll make a difference in their occupancy, their ADR, or their pricing.

There’s really no other tool out there like this that can look at a property holistically, see where the opportunities are, and tell you exactly how to pull those levers and what the consequences would be if you did.”
