MCP for Airbnb and Short-Term Rentals

Airbnb MCP allows AI models to pull real-time data from Airbnb listings. Find out why MCP from a PMS is a better solution for short-term rental hosts.

Airbnb MCP

You’ve probably seen the Airbnb MCP server floating around. Here’s what it actually does, what it doesn’t, and why an MCP server from a property management system is what you really want. In this article, we’ll talk about how hosts and property managers can benefit from using MCP for Airbnb and short-term rentals to streamline workflows and automate processes.

Airbnb MCP: What Is It and Why Does It Matter?

In plain English, MCP is the standard that lets AI tools like ChatGPT or Claude actually do things in your other software, not just chat about them. More technically, Model Context Protocol (MCP) is a universal standard that enables AI systems to securely connect to and interact with external software tools and data sources. By replacing custom integrations with a single protocol, it provides a consistent bridge between AI agents and external systems, facilitating smooth communication between them.

Airbnb MCP translates requests from an AI agent into live searches on Airbnb's website to fetch relevant data, ensuring the information is always up to date. Then, it returns structured, machine-readable data back to the AI so it can help users accomplish specific tasks or take actions on their behalf.

It’s worth noting that the popular Airbnb MCP servers today are community-built tools that scrape Airbnb’s public site—not official Airbnb products. They’re read-only: an AI agent can look up listings, prices, and availability, but it cannot send a message to your guest, update your calendar, or take any action on your account.

Airbnb MCP Server: What Is a Better Alternative?

If you run your short-term rentals across multiple platforms (and you should!), an MCP server designed specifically for Airbnb isn't enough. It will allow you to retrieve and analyze data and automate workflows only for one channel.

So, if you want to use AI tools to fetch real-time information from all your booking channels and automate tasks, freeing you from manual steps and repetitive work, you’ll need to create MCP servers for other platforms as well. You’ll need to connect your AI agent to multiple MCP servers simultaneously, hoping that all connections are equivalent, enabling the AI to pull real-time data across platforms.

A better solution is to use the MCP server from a PMS, which has all your data from all your connected channels.

If this PMS has official integrations with major OTAs and offers channel management and listing management features like Hospitable, you’ll be able to have full control over all your listings directly from your AI agent.

Hospitable is the first PMS on the market to have launched an MCP server feature, available to users on most plans. We have native API connections with Airbnb, Vrbo, Booking.com, Agoda, and Google Vacation Rentals. Hospitable has earned Airbnb Preferred+ status and is a Booking.com Premier Plus Partner. So you can rely on a stable, well-supported infrastructure for your workflows.

MCP server feature allows hosts to connect AI tools, such as ChatGPT and Claude, directly to their Hospitable account and give them access to operational and financial data, including properties, reservations, guest communication, calendars, tasks, transactions, and more. Moreover, being an official product, it can facilitate actions, not just read data.

What you can do with Hospitable’s MCP

By connecting AI tools you already use to your Hospitable account with the MCP server, you can extend Hospitable’s existing features and define customized workflows and operational processes tailored to your specific business needs. You just need to add the Hospitable MCP server URL to your AI agent. Then, your AI agent will prompt you to sign in with Hospitable and authorize access.

Nothing happens behind your back: each AI tool must be explicitly authorized before it can read or do anything in your account, and you can revoke that access at any time.

Once connected, an AI agent can operate within your Hospitable data environment and use the MCP tools available for your account to retrieve and analyze information, identify patterns, answer operational questions, and take action in real time.

From a single prompt, AI can touch reservations, calendars, tasks, payouts, reviews, the property Knowledge Hub, and your teammates. For example, currently, you can ask an AI agent to send messages directly to guests, post a public response to a review, create a manual task for a property, update a property’s calendar for specific dates, and more. It’s important that the MCP evolves, and we are adding new features very quickly to enable AI agents to play a broader role in day-to-day operations. You can also use Hospitable’s MCP endpoint to build your own tools—create custom apps or connect platforms like Replit.

MCP projects examples

Hospitable users are already leveraging the MCP server to automate short-term rental management tasks and build AI workflows to solve specific hosting challenges and save time. Here, we share two innovative and useful projects built with AI agents and the Hospitable MCP.

Rebooking Outreach

Joel Verinder built an automated workflow to re-invite past Airbnb and Vrbo guests to celebrate their life events with super-personalized messages that reference an event mentioned in the conversation with the guest. This automation allows Joel to save time, turning a three-to-four-hour monthly task into under an hour.

Joel connected Claude with Hospitable’s MCP to automatically pull last year’s guests for a selected month, check calendar availability for the same dates this year across his 15 cabins, filter out guests who had issues during their stay or left bad reviews, generate personalized rebook messages for qualified guests based on past reviews using Claude’s language model, and send the messages through Hospitable.

Arrival AI

Greg Getner built a Zapier-driven automation to send a personalized check-in message to a guest within two to three minutes after they arrived at his property, making them feel welcome. It detects when a guest unlocks the door, invokes Claude via the Hospitable MCP, which pulls the guest’s reservation and history data from Hospitable, and creates a personalized message.

The message is sent back to Hospitable and is delivered to the guest through Hospitable’s messaging system. It’s important that the message's content depends on how many stays guests have had, so returning guests receive different copy than first-time guests.

Thus, a guest receives a welcome message exactly upon arrival. If this is a returning guest, the message would say something like “Glad to welcome you for the third time,” specifying the number of times the guest booked before.

Final Thought

Airbnb MCP enables AI agents to retrieve and analyze information from Airbnb listings. And with Hospitable’s MCP, you can give your AI agents access to data from all your connected channels, build your own AI workflows and automations, and manage your vacation rental business with simple prompts.

Common questions

What is Airbnb MCP?

Airbnb MCP refers to MCP servers that allow AI tools like ChatGPT or Claude to retrieve live information from Airbnb listings. MCP, or Model Context Protocol, is a standard that enables AI systems to connect with external tools and data sources so they can access information and perform tasks instead of only generating text responses. In practice, Airbnb MCP servers typically translate AI requests into live Airbnb searches and return structured data such as listings, pricing, and availability.

Is Airbnb MCP an official Airbnb product?

No. The Airbnb MCP servers commonly discussed today are community-built tools, not official Airbnb products. They usually work by scraping publicly available Airbnb data and are generally limited to read-only functionality. This means AI agents can retrieve listing information, but they cannot send guest messages, update calendars, or perform actions directly on your account.

What is the difference between Airbnb MCP and a PMS MCP server?

Airbnb MCP servers are typically limited to Airbnb data and mostly provide read-only access to public listing information. A PMS MCP server, on the other hand, connects AI directly to your operational environment across all your booking channels. With Hospitable’s MCP server, AI agents can access reservations, calendars, guest communication, tasks, payouts, and operational data from platforms like Airbnb, Vrbo, Booking.com, Agoda, and Google Vacation Rentals. Unlike public Airbnb MCP tools, Hospitable’s MCP can also perform actions, not just retrieve data.

What can AI agents do with Hospitable MCP?

AI agents connected to Hospitable MCP can retrieve and analyze operational data, answer business questions, and take actions across your vacation rental operations in real time. For example, AI can send guest messages, respond to reviews, create tasks, update calendars, analyze reservations, and automate workflows that involve multiple systems and booking channels. Hosts are already using it to automate rebooking campaigns, personalized guest communication, and operational workflows that would otherwise require hours of manual work.

How do you connect ChatGPT or Claude to Hospitable?

To connect ChatGPT or Claude to Hospitable, you simply add the Hospitable MCP server URL to your AI tool and authorize access to your account. Once connected, the AI agent can securely access the MCP tools available for your Hospitable account. Every connection requires explicit authorization, and access can be revoked at any time. After setup, your AI agent can interact directly with your Hospitable data environment and automate tasks across your short-term rental business.
