Jody Brosnan didn’t set out to build a property management business. In fact, when she first began her journey into short-term rentals, she thought she’d manage just six properties. Fast forward to today, and she’s overseeing a portfolio of more than 20 across Queensland’s Sunshine Coast and Fraser Coast, including a boutique hotel.
She’s the founder of Sunny Coast Co-Host, and with the help of systems, support, and automation through Hospitable, she’s turned her passion into a full-fledged business.
Finding Her Niche in Short-Term Rentals
Jody’s background is in real estate, starting at just 16 years old in sales and admin roles. But after exploring a few different industries, she found herself drawn to the holiday rental market.
“I love houses. I love playing house. This is a more complex way to do it, but when you’ve got the right teams and systems in place, it can be really fun,” she says.
Ten years ago, she listed her first property on Airbnb, and her passion for the guest experience quickly took center stage. Her portfolio grew organically through word-of-mouth referrals, thanks to her reputation for going above and beyond.
Growing the Business Organically
Jody didn’t have an aggressive growth plan. In fact, she only ever intended to manage a handful of homes. But as word spread and her name became known in the region, property owners began reaching out. The key to scaling without burning out was putting the right systems in place early on.
“I realized if I had the right systems, I could have as many properties as I like.”
She now manages properties across a large geographic area, including the Sunshine Coast hinterland, Mary Valley, and Fraser Coast. To keep operations smooth, she’s built a network of cleaning teams, maintenance professionals, and more recently, an operations assistant to help with day-to-day tasks.

What sets Jody apart is her attention to detail and commitment to the guest experience. She’s known for offering generous starter packs, pet-friendly amenities like towels and bowls, and thoughtful extras like reusable coffee mugs. Every property includes a welcome basket and the essentials guests need to settle in comfortably—even if they check in late at night.
Recently, a guest left a message through Hospitable’s automated check-in chat: “This is the best Airbnb we’ve ever stayed at. We stay at them all the time.” It’s feedback like that, Jody says, that makes all the effort worthwhile.
She also handles challenges with empathy and care. After a recent conflict between a guest and a neighbor, Jody followed up with a gift hamper and personal message to ensure the guest still felt supported.

From day one, Jody knew that tech would be essential if she wanted to grow sustainably. That’s when she discovered Hospitable, and she’s never looked back.
“I did my research early. I knew I needed a property management system and pricing software. Without those, I wouldn’t have been able to manage everything on my own for as long as I did.”

Looking Ahead

When asked what advice she’d give to new hosts, her response is clear: “Don’t go in blindly. Do some training. Have your systems in place. This isn’t a passive income stream. it’s a real business.”
