Kareem Sargeant embarked on his short-term rental journey in May 2022, managing his first property in Atlanta remotely from New York City. Recognizing a gap in the market for quality short-term rental management services, Kareem founded his own management company (SGT Management) in August 2022. Despite challenges, Kareem has successfully scaled his business across 11 different cities in the United States, providing exceptional service to clients while leveraging Hospitable to optimize and streamline operations.

The start of a new adventure

After furnishing his first vacation rental property in Atlanta, Kareem identified a need for professional management services among vacation rental property owners on Airbnb and other OTA platforms. Many lacked the time, expertise, and customer service skills to manage their properties effectively. This realization led to the founding of his management company in August 2022.

One of the most significant challenges Kareem faced was finding reliable team members, particularly cleaners, who could act as his eyes and ears on the ground while managing properties remotely. Despite this challenge, Kareem’s management company has seen tremendous success, scaling to 11 different cities across the U.S. and providing quality service to clients.

Embracing Hospitable

Hospitable: What first made you start using Hospitable?

Kareem: I needed to address the time-consuming manual tasks associated with managing a short-term rental business. I was initially attracted to Hospitable by the automated smart lock syncing feature. I found Hospitable to be the perfect solution, despite having previously used Guesty for Host as my property management provider.

Hospitable: What is your favorite Hospitable feature and why?

Kareem: It’s difficult to not just say all of them but I think I’d have to choose the smart lock integrations. This has made managing unique access pins for each unit significantly easier. It’s really helped me to keep up with the demands of my growing business.

Hospitable: Do you have any other favorite tools that you use to automate the management of your short-term rentals?

Kareem: PriceLabs. 

PriceLabs integrates with Hospitable and provides dynamic pricing recommendations based on a variety of factors such as seasonality, occupancy rates, and demand. This has allowed me to really optimize my pricing strategy and increase revenue. I think it’s a must for all hosts really – it effortlessly ensures that I’m getting the best price for my short-term rentals.

Hospitable: What are your future goals for your short-term rentals?

Kareem: Our management company’s goal for 2023 is to manage 100 units, and we have made good progress toward this goal. Since starting our company in August of 2022, we are currently managing 36 units.
